What this platform is — and is not

• The planning checker returns a modelled likelihood built from published government approval statistics and site constraint data. It is not a prediction, a valuation, planning advice or legal advice, and it must not be relied on as the basis for purchasing land or property. Always take professional advice and consult the local planning authority.
• The marketplace lists deals introduced by third-party sourcers. RFPN LTD verifies listed deals against supporting documents before they go live, but does not sell property, act as your agent, hold client money, or provide investment advice.
• Nothing on the public pages of this site is a financial promotion. Full deal financials are available only to users who have completed a valid High Net Worth or Sophisticated Investor certification under the Financial Services and Markets Act 2000 (Financial Promotion) Order 2005, and are shown with the prescribed risk warnings.

Risk warning

Property and land investments are high risk. You could lose all the money you invest. Values can go down as well as up, planning permission may be refused regardless of any modelled likelihood, and returns are not guaranteed. Investments in property are usually illiquid and hard to sell quickly.

Your responsibilities

• Information you submit (including investor declarations and sourcer vetting documents) must be true and complete. False declarations may be a criminal offence.
• You must not scrape, resell or republish platform data without written permission, attempt to bypass investor gating, or use the platform for any unlawful purpose.

Liability

To the fullest extent permitted by law, RFPN LTD accepts no liability for losses arising from reliance on modelled figures, from deals introduced by third-party sourcers, or from decisions you make using this platform. Nothing in these terms limits liability for fraud or for anything that cannot lawfully be excluded. Contracts for the purchase of land or sourcing fees are between you and the counterparty — RFPN LTD is not a party to them.

Complaints

Complaints to rob@rfpn.net. We acknowledge within 3 working days and respond fully within 15 working days. Details of our redress scheme membership will be published here on completion of registration.

General

These terms are governed by the law of England and Wales. We may update them; continued use after an update is acceptance of the new terms.
